We liaise with the local, reliable and experienced layer who will assist you with the legal proceeding of the purchase, which include:

  • Drawing up the contract (a draft contract where the full amount is not paid and the contract for sale of real property)
  • Ensuring that the vendor has legal authority to sell and that there are no pending claims on the property before the courts.
  • Signing of the contract
  • The 2% tax is paid (of the value of the property)
  • Submitting the documents to the local land registry department
  • Registering of the property in buyers name

How long does it take

The buying process is very straightforward and it can take from 7 to 30 days.

Once the contract is signed and purchase tax of 2 % is paid the documents are taken to the land registry department; it takes from 1 to 10 days to register a new owner.

What are the costs

Here are the costs associated with purchasing a property in Montenegro.

  • Purchase Tax is set at a rate of 2% of the valuation given by the Inland Revenue Office.
  • Agency fee of 4% plus VAT of the purchase price (Minimum charge of € 2,000)
  • Lawyer fee of € 1000.

Surveyors and other services

Although surveys are not typically commissioned we would be pleased to arrange this service should you so require.

Montenegro Homes will assist you in setting up a local bank account needed for the transfer of money onto the lawyer’s account.

We would be pleased to assist you find local craftsmen if you are planning any refurbishment (plumbers, electricians, carpenters, etc)
